~ ~HILLS MEMORANDUM DATE: March 31,2008 TO: Mayor & City Council FROM: Meagan Beekman, Planner I SUBJECT: Planning Case #: 08-005 Vacation Request of Four Easements and a Right-of-Way CMK Arden Holdings Northwest Corner of Interstates 694 and 35W Requested Action Consider approving Resolution 2008-016 for the vacation of four easements and a public right- of-way as part of the Final Plat for the Traverse Business Center as proposed in the March 31, 2008, Memo to the City Council. Back2round On October 29, 2007, the City of Arden Hills approved a planned unit development (PUD) permit to CMK Arden Holdings (Chesapeake Companies) for the Traverse Business Center to construct up to 500,000 square feet of building space at the property located in the northeast comer of Interstates 35W and 694. The approval was subject to ten conditions. Condition number five required the applicant to replat the property prior to the issuance of any building permits. As part of the proposal to replat the property, the applicant is requesting that the City vacate several easements and the right-of-way for 13th Street NE, which only serves the applicant's property. The existing easements do not line up with the approved building design and preliminary drainage and utility plans. Furthermore, the 13th Street NE right-of-way is needed for building space on the property. An easement vacation requires a public hearing before the City Council. The public hearing was noticed in the Shoreview-Arden Hills Bulletin prior to this evening's meeting.
