Think Implementation from the Start <br /> <br />Need <br />Arden Hills needs a plan that it can put to immediate use, one that <br />includes practical ideas and direct recommendations for items such as <br />zoning or public improvements. Importantly, the City seeks <br />recommendations for sites such as Arden Plaza, the former Holiday Inn <br />and, possibly, the Corporale Express and Pot 0 Gold bingo sites. <br /> <br />Response <br /> <br />Address Immediate Redevelopment Possibilities <br />Our urban designers along with experts from Maxfield Research would <br />work with property owners, potential developers and the Cily to study <br />alternatives for selected redevelopment sites. We would seek to make <br />more efficient use of land, address target market niches, move toward <br />public objectives and express owners' interests. <br /> <br />Prepare a Useable Plan <br />lnclude clear and concise policies, a list of action steps in each subject, <br />recommendations for zoning changes and public improvements, and <br />readable maps with explanatory texl. There should be no "motherhood <br />and apple pie" policies that no one could disagree with; the pI all should <br />addrcss and solve the identified issues. We would also provide <br />guidelines on how the Cily could measure how well the plan is <br />influencing decisions, and how to keep it up to date and useful. <br /> <br /> <br />Related Experience <br />Mary Bujold and Ryan Bergman of Maxfield Research are experts in real <br />estate development. Kevin T eppeD has prepared many commercial site <br />plans and streetscape designs.
