<br /> <br /> <br />Market Analysis <br /> <br />Maxfield Research, Inc., proposes two alternative approaches to the <br />market analysis from which a final scope of services could be negotiated. <br /> <br />. A: General Overview Analysis: This analysis would be more <br />general in nature, offering a broad overview of market issues and <br />conditions that may impact redevelopment, along with some <br />information provided on market conditions for various types of uses <br />that might be considered in the area. <br /> <br />B: In-Depth Analysis: The second alternative would be a more <br />in-deplh analysis of the capacity of Ihe area to support specific types <br />of commercial development and the potential to incorporate <br />residential development (alld what level) into various <br />redevelopment scenarios. <br /> <br />The In-Depth Analysis would focus on the amount of development <br />supportable in the redevelopment area and include recommendations on <br />the most appropriate product types, pricing achievable, development time <br />frame and the pOlential synergies Ihat may be captured with different <br />types of development in combination with each other. <br /> <br />The General Overview Analysis would primarily utilize secondary <br />published data that would be reviewed and combined with our analysis to <br />arrive at recommendations. The in-depth analysis would incorporate a <br />substantial amount of primary research, interviews with key <br />stakeholders, government officials, and others involved in various real <br />estate market sectors to provide a complete assessment. <br /> <br />Alternative A: General Overview Market Analysis <br /> <br />A-I. Forensic Overview <br /> <br />A. Complete a field analysis of existing uses; inventory uses in <br />terms of space, relationships, visual impact, compatibility, <br />location, adjacent and surrounding land uses, access and <br />visibility, among other factors. <br /> <br />A. Compile a strengths and weaknesses assessment of parcels in <br />the Analysis Area from a market perspective. <br /> <br /> <br /> <br />The two options for market <br />analysis would each address <br />office, residential and retail <br />markets. <br /> <br />Arden Hills Small Area Plan for the 81 District 4-5 <br />
