Screens and buffers are desiQnated units of <br />vard or open area where setbacks. landscapinQ. berminQ. walls. and <br />fencinQ help minimize adverse impacts of public nuisances. such as: <br />noise. Qlare. activity, or dust. which are often times associated with <br />parkinQ. storaQe. siQns or buildinQs. <br /> <br />B. Types of Screening. The screening required in this section shall <br />consist of a fence, wall or landscaping, afea subject to the approval of <br />the Council. Landscapi!l9 ~Ianting may Be roquired in addition te lhe <br />sereoning fonce or 'Noll. include a combination of any of the followinQ: <br />berms. shrubs. deciduous or coniferous trees or hedQe materials. The <br />heiQht and depth of the screeninQ shall be consistent with the heiQht and <br />size of the area to be screened. When natural materials. such as trees or <br />hedQes. are used to meet the screeninQ requirements. density and <br />species of plantinQ shall be such as to achieve 60 percent opacitv vear <br />round at maturity. <br /> <br />C. General ScreeninQ Requirements <br /> <br />1. Screening in Proximity to Residential Lot!?,. Screening of at least <br />sixtj (60) percent opacity shall be required where: <br /> <br />a. Any business or industrial use is adjacent to any zoned <br />residential or along the boundary of any such residential lot; <br /> <br />b. Any business, parking lot or industrial use is across the <br />street from a residential district, but not on that side of a <br />business or industrial use considered to be the front. <br /> <br />c. Any non-residential use in residential districts by Conditional <br />Use Permit or PUD, such as schools, houses of worship, day <br />care facilities over ten (10), residential facilities over six (6), or <br />public uses other than parks, adjoins or is located across the <br />street from any single or two family residential lot. <br /> <br />a.
