<br />City of Arden Hills Chapter 13 Zoning Code <br /> <br />B. Application and Documentation. The applicant for Master Plan approval <br />of a POD shall complete and submit to the zoning administrator an application <br />on such forms as are provided by the administrator, together with the required <br />fee and six (6) copies of the documentation as required in Section 1355 and <br />Appendix A, Procedure Manual. <br /> <br />C. Administrative Procedure. After submission of the application and <br />documentation required, the City of Arden Hills shall follow the <br />administrative procedure for obtaining a POD permit set forth in Section <br />1355.04 Subd 6. Nothing herein contained shall be deemed to forbid or <br />discourage informal consultations between the applicant and the City Planner <br />prior to the filing of an application for Master Plan approval, provided no <br />statement or representation made by said plarmer shall be binding upon the <br />City of Arden Hills. <br /> <br />D. Procedure for Council Action. The procedure for Council action m <br />Chapter 1355.04 Subd 6 shall apply. <br /> <br />E. Effect of POD Master Plan Approval. A POD Master Plan which has <br />been given approval as submitted, or which has been given approval with <br />conditions which have been accepted by the applicant, provided the applicant <br />has not defaulted nor violated any of the conditions of the approval, shall not <br />be modified or revoked nor otherwise impaired by action of the City pending <br />an application for Final Plan approval, without the consent of the applicant, <br />provided an application for Final Plan approval is submitted to the City in the <br />marmer hereinafter provided within six (6) months of the date on which <br />approval of the Master Plan was granted by the Council. This Final Plan <br />Submission requirement within six (6) months shall be waived for campus- <br />type developments for either institutions or business and industrial <br />development. The Council may, only upon written request by the applicant, <br />extend this six-month period. In the event the applicant shall fail to file said <br />application for Final Plan approval or request a time extension within said six <br />(6) month period, upon the expiration of said period of time the approval of <br />his Master Plan shall be deemed to have been revoked and nullified. <br /> <br />F. Other Requirements Applicable to a POD Master Plan Approval. In <br />making its decision as to whether to approve the applicant's POD Master Plan <br />the City Council shall be guided by the provisions of Section 1355.04 Subd <br />3.B. Council action on the POD shall follow the provision of Section <br />1355.05. <br /> <br />G. Documentation for Larger Complex Areas. Additional documentation <br />required for a Master Plan for larger complex areas (development tracts five <br />(5) or more acres in size or of such complexity that more detailed and <br />complete plans are warranted): <br /> <br />Section 1320 - District Provisions <br />Adopted: November t3, 2006 <br />Page 37 of 41 <br />
