<br />City of Arden Hills <br /> <br />Chapter 13 Zoning Code <br /> <br />C. General Screening Requirements <br /> <br />1. Screening in Proximity to Residential Lot~. Screening shall be <br />required where: <br /> <br />a. Any business or industrial use is adj acent to any zoned <br />residential or along the boundary of any such residential lot; <br /> <br />b. Any business, parking lot or industrial use is across the street <br />from a residential district, but not on that side of a business or <br />industrial use considered to be the front. <br /> <br />c. Any non-residential use in residential districts by Conditional <br />Use Permit or PUD, such as schools, houses of worship, day care <br />facilities over ten (10), residential facilities over six (6), or public <br />uses other than parks, adjoins or is located across the street from <br />any single or two family residential lot. <br /> <br />d. The driveway to a parking area of more than six (6) parking <br />spaces, within a residential district, is within fifteen (15) feet of an <br />adjoining lot. <br /> <br />2. All parking, loading service, utility, and outdoor storage areas shall <br />be screened and buffered from all public streets and adj acent differing <br />land use. <br /> <br />3. Screening of Mechanical Operating Equipment. On non- <br />residential properties, screening shall also be provided where <br />mechanical operating equipment is located on the ground or on the <br />roof of the premises, such screening shall be constructed and located <br />so as to completely screen from view of adjacent streets and differing <br />land uses. Mechanical operating equipment shall include all exterior <br />devices used to service the building or its occupants, including but not <br />limited to electrical, HV AC, plumbing, communications (including <br />telephone and dish antennae) and storage tanks. <br /> <br />4. Exception to requirements. Screen and buffer requirements may be <br />waived or modified by the city where the intent is otherwise satisfied <br />by significant change in elevation, an existing screening, significant <br />distance or similar circumstances. <br /> <br />5. Traffic Visibility.
