Page 20: [1] Deleted James Lehnhoff - - 4/30/200810:05 AMi
Other pieces of former TCAAP property have already been transferred or
sold to other governmental entities, including 70 acres to the Minnesota
Department of Transportation, 154 acres to Ramsey County (including
the 112 acre Rice Creek corridor), and 6.9 acres to the City of Arden
Hills. The remaining 1,560 acres has been leased to the Minnesota
National Guard and is expected to remain under federal ownership for the
foreseeable future.
In preparation for redeveloping the 585 acres that will be sold to the City,
the City has undertaken a community planning process to determine how
that property should be reused. Previous redevelopment concepts had
assumed that more than 585 acres of the TCAAP property would be
redeveloped; however, as the market has changed, so to have the
potential mix of land uses for the property. While a final land use plan will
not be approved in time for inclusion in this Comprehensive Plan, the
most recent unapproved concept plan from 2007 has been included to
help provide context to the Plan (Figure X). The City will continue the
land use planning process through 2008.
Changes in Proposed TCAAP Land Reuse (acres)
1982
1998
2008
(unapproved)
Residential
970
445
168
E
Commercial/industrial
500
222
182
¢
a'
Parks and Other Open Space

805
252
168
Of
Institutional, Roads, & Other Public Use
95
215
65
Rice Creek Trail Corridor
na
nal
112
Arden Hills Army Training Site (AHATS)/US Army
Reserve/Parks Preserve
na
1,237
1,562
Other (MnDot, Ramsey County, Arden Hills)
na
na
113
Total
2,370
2,3701
2,370
Acerage is approximate.
Once the City adopts a TCAAP redevelopment plan, the Comprehensive
Plan will be amended to include all of the TCAAP redevelopment,
including approved land uses, housing densities, transportation
infrastructure, traffic generation, parks, open spaces, and water resource
data. In preparation for that amendment, this Comprehensive Plan
outlines the overall vision for the TCAAP property, preliminary elements
from the potential reuse plan, and the next steps in the property's
redevelopment.
