<br />City of Arden Hills - Comprehensive Plan - DRAFT <br /> <br />14.2 Ordinances <br /> <br />Ordinances are one of the primary tools for implementing the Comprehensive <br />Plan as they provide the legal framework for evaluating projects and <br />implementing many policies. The City currently uses a number of ordinances to <br />regulate development and other activities: <br />. Erosion <br />. Floodplain <br />. Shoreland <br />. Sign ordinances <br />. Subdivision <br />. Zoning <br /> <br />Implementing this Comprehensive Plan will require the review and updating of a <br />number of ordinances. The Zoning Code will likely be updated in preparation for <br />the TCMP redevelopment, and the City's Shoreland Ordinances is out of date. <br />Revising or creating ordinances requires significant public review and education. <br /> <br />Ordinances require periodic evaluation to ensure they are meeting the City's <br />vision, Metropolitan Council requirements, Rice Creek Watershed District <br />regulations, and State Statutes. <br /> <br />14.3 Small Area Plans <br /> <br />While this Comprehensive Plan provides overall policy direction for the City, <br />additional planning detail is needed in select areas. In April 2008, the City <br />embarked on a small area plan for the County Road E corridor, which is <br />commonly called downtown Arden Hills. This small area plan will address land <br />use, future redevelopment, and transportation issues in greater detail in this <br />area. The small area plan is anticipated to be completed by the end of 2008 <br />and may result in an amendment to this Comprehensive Plan. <br /> <br />The City may also move forward with a small area plan for the Lexington <br />Avenue/Red Fox/Grey Fox business area. Although there has been some new <br />development in this area, many of the buildings are aging and are likely to be <br />redeveloped in the near future. A small area plan to address issues in this area <br />may be warranted. <br /> <br />14.4 Community Involvement <br /> <br />Community involvement is an important part of implementing this <br />Comprehensive Plan.
