f <br /> <br /> <br /> <br /> <br /> <br /> Chapter 22 <br /> SUBDIVISIONS* <br /> <br /> Sec. 22-1. Purpose and interpretation. <br /> Each new subdivision becomes a permanent unit in the <br /> basic physical structure of the future community, a unit to <br /> which the future community will of necessity be forced to <br /> adhere. Piecemeal planning of such subdivisions without <br /> correlation to the city plan, will bring a disastrous <br /> disconnected patchwork of plats and poor circulation of <br /> traffic. In order that new subdivisions will contribute toward <br /> an attractive, orderly, stable and wholesome community <br /> environment, adequate municipal services, and safe streets, <br /> all subdivisions hereafter platted within the incorporated <br /> limits of the city shall, in all respects, fully comply with the <br /> regulations hereinafter set forth in this chapter. In their <br /> interpretation and application the provisions of this chapter <br /> shall be the minimum requirements adopted for the <br /> protection of the public health, safety and general welfare. <br /> (Ord. No. 98, § 2, 3-27-67) <br /> Sec. 22-2. Scope. <br /> Except i% the case of a resubdivision, this chapter shall <br /> not apply to any lot or lots forming a part of subdivision <br /> plats recorded in the office of the register of deeds or <br /> registrar of titles prior to March 27, 1967, nor is it intended <br /> by this chapter to impair or interfere with existing <br /> provisions of other lawa or provisions of this Code except <br /> those specifically repealed by, or in conflict with, this <br /> chapter, or with private restrictions placed upon property by <br /> deed, covenant or other private agreement, or with <br /> restrictive covehants running with the land to which the <br /> city is a party; provided however, that such private <br /> ~ restrictions or restrictive covenants may impose atricter <br /> requirements than established by this chapter, but may not <br /> decrease the requirements imposed herein. <br /> •Cross references-Building, Ch. 6; mobile homea, Ch. 14; planning <br /> and zoning, Ch. 20; utilitiea, Ch. 28. <br /> State law reference-Subdivision regulationa, M.S.A. § 462.358. <br /> 1275 <br />
