<br /> <br /> <br /> <br /> § 22-2 ARDEN HILLS CODE <br /> <br /> In any case where the division of a parcel of land into two <br /> (2) or more lots or parcels for the purpose of transfer of <br /> ownership or building development does not come within the <br /> definition of subdivision as defined by this chapter, a <br /> description of such land division shall be filed with the <br /> clerk-administrator who shall submit copies of such division <br /> of land to the city engineer and the planning commission. <br /> No building permit for such lots or parcels shall be issued <br /> until said description has been filed with the city. Definitions. <br /> For the purpose of this chapter, the following terms, <br /> phrases, words and their derivations shall have the <br /> meaning given in this section. <br /> Butt lot: A lot at the end of a block and located between <br /> two (2) corner lots. <br /> City plan: A comprehensive plan adopted by the city <br /> council indicating the general locations recommended for <br /> the various functional classes of public works, places and <br /> structures, and for the general physical development of the <br /> city, and includes any unit or part of such plan separately <br /> adopted and any amendment to such plan or pasts thereof. <br /> Final plat: The final map, drawing or chart on which the <br /> subdivider's plan of subdivision is presented to the city <br /> council for approval and which, if approved, will be <br /> submitted to the county register of deeds or registrar of <br /> titles. <br /> Lot: A parcel of land in a subdivision, or plat of land, <br /> distinguished form other parcels by description as on a <br /> subdivision or record-of-survey map or by metes and <br /> bounds, for the purpose of sale or lease or separate use <br /> thereof. <br /> Easement: A right granted by an owner of land for the <br /> specific use of said land by. the public generally, or to a <br /> person or persons. <br /> 1276 <br />
