<br /> <br /> <br /> <br /> § 22-8 ARDEN HILLS CODE <br /> <br /> (g) Lots. <br /> (1) Location. All lota shall abut by their full frontage on a <br /> publicly dedicated street or a street that has received <br /> legal statua as such or will receive such status upon <br /> approval of the subject plat. <br /> (2) Size. The lot dimensions in subdivisions shall not be <br /> less than the minimum dimensions required to secure <br /> the minimum lot area apecified in the zoning <br /> ordinance of the city. <br /> (3) Butt lots. Butt lota shall be platted at least five (5) feet <br /> wider than the average width of interior lots in the <br /> block. <br /> (4) Side lot lines. Side lines of lots shall be substantially <br /> at right angles or radial to the street line. <br /> (5) Watercourses. Lots abutting upon a watercourae, <br /> drainage way, channel or stream shall have an <br /> additional depth or width as required, to assure house <br /> sites that are not subject to flooding. <br /> (6) Features in the subdividing of any land, due regard <br /> shall be ahown for all natural features, such as tree <br /> growth, watercouraes, historic apots or similar condi- <br /> tions, which if preserved will add to the attractiveness <br /> ' of the proposed development. <br /> (7) Lot remnants. All remnants of lots below minimum <br /> size left over after subdividing of a larger tract must <br /> be added to adjacent lots, rather than allowed to <br /> remain as unuseable parcels. <br /> (S) Corner lots ahall be platted at least ten (10) feet wider <br /> than the minimum requirement for interior lots as <br /> designated in the zoning ordinances. <br /> ' (9) Corner lot grading and street intersection gradea <br /> shall be such that there shall be no blocking of vision <br /> at street intersectiona over three (3) feet in height <br /> above street pavement level within fifteen (15) feet of <br /> intersecting street right-of-way lines.
