<br /> <br /> <br /> <br /> § 22-12 ARDEN HILLS CODE <br /> <br /> (2) Rules. <br /> a. Streets that are to be dedicated to the public for <br /> public use shall be designed and constructed in <br /> conformity with applicable regulations of the city. <br /> All collector streets and thoroughfares shall be <br /> dedicated. <br /> b. There shall be no minirnum lot size, no minimum <br /> setbacks, no minimum percentage of lot coverage <br /> and no minimum lot width. However, every <br /> single-family dwelling ahall have access to a <br /> street, court or walkway. No structure and no <br /> group of structures (such as semidetached dwell- <br /> ings or a row of town housea) shall be erected <br /> ' within twenty-four (24) feet of any other structure <br /> or group of atructures. <br /> c. There shall be no continuous structure of town <br /> houses, attached dwellings, or apartments which <br /> exceed one hundred fifty (150) feet in length unless <br /> the design for structures longer than one hundred <br /> fifty (150) feet is acceptable to the city. <br /> d. The location and arrangement of structures shall <br /> not be detrimental to egisting or prospective <br /> adjacent structures or to e$isting or prospective <br /> development of the neighborhood. <br /> e. Open spaces between structures, including those <br /> spaces being used as public or private recreational <br /> areas, ahall be protected by adequate covenants <br /> running with the land or by conveyances or <br /> ! dedications, as the city council ahall specify. <br /> I f. All watercourses, drainage ways, channels, <br /> I streams, lakes and ponding areas ahall be <br /> contained within the common area and no <br /> structure or active facility shall be placed in such <br /> a manner that it will be subject to flooding. <br /> g. Due regard shall be shown for all natural <br /> features, such as tree growth, watercourses, <br /> 1302 <br /> <br /> <br /> <br /> ~ <br />
