<br />Plan Implementation Program <br /> <br />The Master Plan for the New Lake Johanna Boulevard will be carried forward through <br />these and other actions. <br /> <br />Comprehensive Plan <br /> <br />The City Council should approve and accept this plan and then: <br /> <br />1. Adjust the comprehensive plan to reflect Figure 5, Conceptual Development Plan, in <br />the citywide land use plan map. <br /> <br />2. Adopt this plan "by reference" into the comprehensive plan. <br /> <br />Zoning Ordinance <br /> <br />The City will amend the B-2 zoning district to allow the full range of land uses <br />recommended in the Master Plan: retail and services businesses, office buildings and <br />high-density housing as principal land uses. Allow light industry as a conditional use; <br />specify a minimum number of jobs per acre and exterior appearance standards. Require <br />that all applications be submitted and reviewed as planned-unit developments. Expand <br />the map coverage of the B-2 district to include the Hunters Park residential area. <br /> <br />Site Plan or Planned-Unit Reviews <br /> <br />The City of Arden Hills will review each development application by conferring with <br />each applicant before the application is submitted, by applying the terms of an amended <br />B-2 zoning district and, when appropriate, interpreting this plan when judgment is <br />needed. <br /> <br />Traffic and Streetscape Improvements <br /> <br />Prepare a specific plan and engineering feasibility study for traffic, landscaping, lighting <br />and pedestrian improvements along both County Road E from the eastern ramp terminals <br />of Highway 51 to and including the Lexington Avenue intersection. <br /> <br />The improvements preliminarily planned for transforming County Road E into Lake <br />Johanna Boulevard are: <br /> <br />A traffic signal system at the future intersection located between Pine Tree Drive and <br />Lexington Avenue. <br /> <br />10 September <br /> <br />The New lake Johanna Boulevard 7 -1 <br />
