The proposed plans comply with all zoning regulations for the I-1 District and the existing <br />Master Plan PUD, including, but not limited to, height, lot coverage, and setbacks. The <br />proposed tank would be located approximately 170 feet from the north property line and <br />approximately 270 feet from the nearest residential property. <br />2. Screening (Section 1325.04 Subd. 4) — Meets requirement <br />City code requires that loading service, utility, and outdoor storage areas shall be screened <br />from all differing land uses. Natural materials, such as trees and landscaping may be used to <br />meet screening requirements. The proposed storage tank would rise eight feet above the <br />roofline of Building 14; however, the wooded areas to the west and north of the Boston <br />Scientific property would effectively screen the tank entirely from view from either of these <br />directions. It is estimated that the tree line is between 40 and 50 feet in height and is quite <br />dense. This meets the requirements of the Zoning Code. <br />3. Traffic, Parking, Access, and Circulation ~Meets requirement <br />The proposed project would have no impact on parking, access or circulation and would be <br />located on what is presently green space. Boston Scientific estimates that the larger storage <br />tank will result in a reduction of approximately 200 truck deliveries of nitrogen per year. <br />5. Noise — Meets requirement <br />The proposed storage tank would have no direct impact on noise; however the reduced truck <br />traffic may reduce noise from nitrogen deliveries. <br />6. Grading and Utilities — Meets Requirement <br />The City Engineer has reviewed the plans provided by the applicant and did not believe that <br />the proposed storage tank would impact the City of Arden Hills' utilities or infrastructure. <br />FindinLs of Fact <br />Staff offers the following findings for consideration: <br />General Findings: <br />1. The proposed plans meet all of the requirements of the I-1 Zoning District <br />2. The proposed storage tank and vaporizer are permitted accessory uses and are also <br />permitted by the Boston Scientific PUD Master Plan <br />3.
