The proposed storage tank and vaporizer would be visible from the Boston Scientific <br />property to the south and east <br />6. The proposed plans are not anticipated to negatively impact traffic, parking, access, or <br />circulation on the property <br />7. The proposed plans are not anticipated to have a negative impact on noise <br />8. The proposed plans would not impact drainage or grading on the site <br />Notice <br />Notice was published in the Arden Hills/Shoreview Bulletin and notice was prepared by the City <br />and mailed to property owners within three -hundred fifty (350) feet of the subject property. <br />Public Comments <br />At this time the City has not received any comments from the public regarding this project. <br />Staff Recommendation <br />Staff recommends approval of Planning Case #08-025 for a PUD (9th) Amendment and Site Plan <br />Review at 4100 Hamline Avenue subject to the following four conditions: <br />1. The project shall be completed in accordance with the plans submitted as amended by <br />the conditions of approval. Any significant changes to these plans, as determined by <br />the City Planner, shall require review and approval by the Planning Commission and <br />City Council. <br />2. All equipment and tanks shall be enclosed in a fence of similar height and materials <br />to the existing fencing in that area. <br />3. A building permit shall be obtained for the project prior to installation. <br />4. A PUD Amendment drafted by the City Attorney shall be signed by the applicant <br />prior to the issuance of any building permits. <br />Options & Proposed Motion Lan2uaLye <br />1.
