<br />land Use and Public Improvements Plan <br /> <br />Industrial Area <br /> <br />· Site Assembly: Seek to redevelop this entire area as a whole when the market <br />allows. The area is defined as including Corporate Express plus the small industrial <br />buildings to the east and west plus the veterinary and furniture business buildings. <br />The site may be redeveloped for a single large user or divided into two, three or four <br />smaller sites. The site could even be assembled, planned and redeveloped in <br />combination with the Pot 0' Gold and Arden Bowl parking properties. <br /> <br />· Access: Create an access point at the Pine Tree Drive signalized intersection. <br /> <br />· land Use: Develop the site intensively with any combination of office, high-density <br />residential, service business, employment-based (e.g., research and development), <br />educational or institutional uses. Buildings should be taller than a single story and <br />may be as tall as allowed by the City's fire department and can be accommodated by <br />the roads. <br /> <br />· Circulation: Build east-west movement across the site between the Holiday Inn <br />parcel and Connelly Drive to provide multiple points of access for all properties on <br />the north side of County Road E and to promote movement among the sites (e.g., <br />going to lunch). This circulation may be private lanes among the parking areas. <br /> <br />· Building Relationship to the Street: Locate buildings relatively close to <br />County Road E with a short landscaped setback. Parking should not be located along <br />County Road E. <br /> <br />· Focal Feature: Orient the development around a major landscaped median or other <br />green space. <br /> <br />· Streetscape: Extend the planned streetscape improvements along County Road <br />E. <br /> <br />Pot 0' Gold Bingo Site <br /> <br />· land Use: This site should be redeveloped for a single, employment-oriented user <br />that desires some visibility from MN Highway 51 but does not need much visibility <br />from County Road E. <br /> <br />Country Financial Open Space <br /> <br />· Access to Open Space: Work with Country Financial to make the entrance to <br />these walking paths more visible and welcoming to the public. <br /> <br />4-6 Guiding Plan for the B2 District <br /> <br />20 October <br />
