<br />District Design Guidelines <br /> <br />The design guidelines for the B2 District are organized according to the <br />Guiding Principles of this plan. These statements are intended to be a <br />guide for the City, developer, architect and builder that allow flexibility, <br />individuality and creativity. <br /> <br />They focus on fundamental site planning and design ideas that address <br />compatibility, visual appeal, lasting value and place-making. They <br />emphasize the relationship to the street, density, heights, fa9ade <br />treatment, circulation, parking and plantings. <br /> <br />While some of these design guidelines are discretionary and advisory, <br />some of them may be used to amend the B-2 zoning district to achieve <br />the long term redevelopment vision within this plan. Ideas for <br />streetscape enhancements should be considered when the City prepares a <br />more detailed public improvements plan, though certain improvements <br />could be implemented by the private sector as properties redevelopment. <br /> <br />Vision Statement <br /> <br />The County Road E / Lake Johanna Boulevard District will be a place <br />where people can live, work and play. <br /> <br />The district will be a compact, architecturally diverse, pedestrian-friendly <br />community with a distinct identity. <br /> <br />It will provide sidewalks and places for people to gather and socialize. <br /> <br />Design guidelines will be followed to promote an attractive environment <br />with lasting value. <br /> <br />The district is dedicated to the belief that we desire to integrate nature, <br />home, work and leisure. <br /> <br />30 October <br /> <br />Guiding Plan for the 82 District 5-1 <br />
