ARDEN HILLS CITY COUNCIL - October 13, 2008

15

Mr. Weber stated that there would be impact. There would be fewer trucks but an
increase in other types of traffic in the area. He also stated that additional traffic
studies would be performed as the area changes with each development and
improvements.

Councilmember Holden asked why there was no zonIng for middle density
housing as well as high density housing.

Councilmember Grant stated that middle density housing is addressed on page 5-5
under land uses it includes medium density housing. He also stated that this does
not match the zoning map that was being presented. Medium and high densities
have not been defined in the plan.

Mayor Harpstead stated that these are defined in the City's zoning code.

Community Development Director Lehnhoff stated that the numbers would have
to be worked out once Staff takes a look at the zoning codes.

Councilmember Grant asked if Staff was looking to change the numbers
associated with its density levels.

Community Development Director Lehnhoff stated that it would not be changing
the number of units associated with density outside of the B2 zone.

Councilmember Grant stated that in the document multiple family dwellings are
considered medium to high density housing and this does not match the zoning map
on page 5 and this needs to be fixed by possibly adding an m/h to the map.

Councilmember Holden stated that at the last Steering Committee meeting there
had been a comment regarding the parking at Arden Plaza referencing a deal that
was in place. She asked what this was referring to.

Mr. Weber stated that there is no agreement or deal in place that would affect the
future improvements or changes at Arden Plaza.

Councilmember Holden stated that the committee had wanted an access that
would address the steep grade from Lexington Avenue to Arden Plaza. She asked if
this was addressed in the plan.

Community Development Director Lehnhoff stated that a reference could be
added to the document that would address the need for this access.
