Section 1320.10 —Red -Lined Version <br />Special Requirements for the B-4 Retail Center District. <br />Sub d. I - 'Procedure. To fut-cher accomplish the stated purpose of the B-4 <br />-Y . <br />Distri.ct, the followIng -procedures shall. be used: <br />A. Proposals for new construction, redevelopment of a site4 and <br />significan-t -modifi.i.cations to-existi-na sites shall. use the Planned <br />Unit Development..,('PUD') or the Conditional. Use Permit( <br />CUD . N <br />. <br />proc.ess. The -pr9po,sal shall identif <br />y ---- any-- requested. modifications <br />fTom the applicable zoning requirements as well as the reasons <br />why the modifications would be -in the pubficinterest and would be <br />consistent with the..,. -purpose of the B-4 District. M'odi.fications to <br />these .... requirements ----- be Rranted. by .... the ..... City without a variance <br />through the PUD process. Conditional use permits may also be <br />required for uses list in Section 1.320.05. <br />B. Conditional Use permits .,__. Site Plans', ---- - and. other development, <br />agreements that were approved for development sites before <br />-December 8, 20082 shall. rema-in.in effect. <br />C. The following items shall not 'be considered sigi <br />jificant <br />modifications to an existing site and shall be exeMpt fTom the PUD <br />or CUP process but shall be subject to administrative revi.ew and <br />approval: <br />(i) Internal alterations to buildings that do not result in a <br />change.- to the building height, -roof line, oar foot ptint unless the <br />changes will. have a -notable increase in, traffic and/or parking <br />needs as determined --- by the Community Develo ment Director <br />or their desionee; <br />
