Site Data: <br />PSI: Public & Institutional <br />Institutional: Higher Education <br />R-1: Single Family Residential <br />42.69 Acres in Arden Hills, 45.31 Acres in Roseville for a total of 88 Acres <br />To be determined based on how many students equals one FTE <br />Variable. Steep slope toward Lake Johanna and Little Lake Johanna. Generally <br />flat in the central portions of the campus. <br />Plan Evaluation <br />1. Applicable Northwestern College Master PUD Review Criteria <br />A. Code Compliance (Condition #5) —Meets Requirements <br />Condition five of the PUD Master Plan requires Northwestern College to meet all <br />regulatory requirements and standards in place at the time of construction unless a <br />variance is granted. As Community Life Commons will exceed the 35 -foot height limit <br />for the R-1 Zoning District, Northwestern College is applying for a height variance as <br />required by this condition. All other requirements of the Zoning Code are met by the <br />proposal. <br />B. Lake Setbacks (Condition #12) —Meets Requirements <br />Condition twelve of the PUD Master Plan requires, with the exception of walkways, that <br />no impervious surfaces be located within 50 feet of the ordinary high water mark (OHW) <br />Lake Johanna or within 75 feet of the OHW for Little Lake Johanna. Neither the <br />Community Life Commons nor campus green will encroach on any lake OHW setbacks. <br />C. Property Setbacks (Condition #13) —Meets Requirements <br />Condition thirteen of the PUD Master Plan states, "All structures, including parking <br />ramps and roads, shall be at least seventy-five (75) feet from the eastern property line and <br />thirty (30) feet from the western property line." Neither Community Life Commons nor <br />campus green would encroach on any property setbacks. <br />D.
