An additional 425 square feet containing an elevator shaft will be added to Nazareth Hall <br />to bring the building in compliance with the Americans with Disabilities Act (ADA). <br />7. Community Life Commons and campus green meets all setback and lot coverage <br />requirements for the R-1 Zoning District. <br />8. The height of the Community Life Commons' prayer tower is 47 feet ten inches, which <br />exceeds the height limit of 35 feet for the R-1 Zoning District. <br />9. The heights of the Community Life Commons' three pavilions range in height between <br />40 and 42 feet. <br />On the Site Plan Review: <br />10. In accordance with the PUD Master Plan, any deviations from the regulations and <br />standards must be approved through a variance. <br />11. The project will meet all setbacks from the OHW of Lake Johanna and Little Lake <br />Johanna. <br />12. The project will meet all required property setbacks. <br />13. Community Life Commons exceeds the height limit for the R-1 Zoning District, <br />requiring a height variance. <br />14. There will be no external lights used on Community Life Commons. Lights internal to <br />the building and the pedestrian lights on the campus green will not shine on adjacent <br />properties. <br />15. The project will reduce overall impervious surface coverage on the Arden Hills portion of <br />campus by 23,948 square feet. <br />16. The project will remove 702 total caliper inches of significant trees from the campus <br />within the construction area. The replacement planting of 300 caliper inches meets the <br />City's tree preservation ordinance. <br />17. The project will utilize a storm water drainage pipe and underground infiltration basin <br />constructed in Phase I (Planning Case ##08-006), and will reduce overall runoff through <br />net decreases in impervious surface coverage. <br />18. Community Life Commons will be LEED certified. <br />On the Height Variance: <br />19. Community Life Commons will have lire sprinklers and all adjoining buildings will have <br />sprinkler coverage in conjunction with this project. <br />20. The project would be screened by trees from adjacent properties and Lake Johanna, not <br />impacting scenic views. <br />21. Community Life Commons would have a floor area ratio under 0.5 and would not cause <br />the campus to meet or exceed an overall floor area ratio of 0.5. <br />22. Community Life Commons meets the setback requirements from adjacent Nazareth Hall <br />as calculated by Section 1325.03 Subd 3.C.4.
