Community Life Commons and campus green meets all setback and lot coverage requirements for the R-1 Zoning District. 8. The height of the Community Life Commons' prayer tower is 47 feet ten inches, which exceeds the height limit of 35 feet for the R-1 Zoning District. 9. The heights of the Community Life Commons' three pavilions range in height between 40 and 42 feet. On the Site Plan Review: 10. In accordance with the PUD Master Plan, any deviations from the regulations and standards must be approved through a variance. 11. The project will meet all setbacks from the OHW of Lake Johanna and Little Lake Johanna. 12. The project will meet all required property setbacks. 13. Community Life Commons exceeds the height limit for the R-1 Zoning District, requiring a height variance. 14. There will be no external lights used on Community Life Commons. Community Life Commons will be LEED certified. On the Height Variance: 19. Community Life Commons will have lire sprinklers and all adjoining buildings will have sprinkler coverage in conjunction with this project. 20. The project would be screened by trees from adjacent properties and Lake Johanna, not impacting scenic views. 21. Community Life Commons would have a floor area ratio under 0.5 and would not cause the campus to meet or exceed an overall floor area ratio of 0.5. 22. Community Life Commons meets the setback requirements from adjacent Nazareth Hall as calculated by Section 1325.03 Subd 3.C.4. At its closest point, the average of the height of the two buildings (35.5 feet) is less than the distance (38 feet) between them.
