The replacement vegetation shall be subject to City <br />Planner and City Forester review and approval. <br />7. The plans shall be subject to City Engineer review and approval prior to any site <br />preparation and the execution of the Site Plan Agreement. The applicant shall comply <br />with any conditions set by the City Engineer. <br />8. A fire apparatus road shall be provided to Nazareth Hall and Riley Hall, subject to the <br />approval of the Fire Marshal and City Planner. <br />9. The applicant shall verify the location of hydrants on the northeastern side of the <br />structure. <br />10. The loading dock for Community Life Commons will be properly screened as to not <br />be visible from adjacent properties. Garbage and delivery trucks shall be prohibited to <br />the Community Life Commons between the hours of 6:00 pm and 6:00 am. <br />11. The loading dock lighting shall not be permitted to be in use when the loading dock is <br />not in use. <br />12. There shall be no electricity used on the campus green area with permission from the <br />City with the exception of seasonal Christmas Lights on trees and shrubs. <br />13. A seven foot six inch fence shall be constructed to screen the loading dock from <br />adjacent residential properties. <br />14. Upon completion of the project, the City may require additional vegetation, berming, <br />fencing, and/or other types of screening to further reduce or eliminate light from the <br />site if the City finds that the lighting is not in conformance with the approved Master <br />PUD. <br />15. The applicant shall obtain all necessary permits, including, but not limited to, <br />NPDES, Rice Creek Watershed District, Ramsey County and City Erosion Control <br />permits, prior to the execution of the Site Plan Agreement. <br />16. Northwestern College shall continue to be responsible for regular maintenance of the <br />underground infiltration basin. <br />17. Any direct, untreated pipe discharges into Lake Johanna and Little Lake Johanna <br />located within this phase's construction limits shall be eliminated. The remaining <br />direct, untreated discharges shall be eliminated in subsequent phases. <br />18. The City of Roseville shall receive a set of plans for review. <br />19. The applicant shall supply the required number of ADA accessible parking spaces <br />prior to the issuance of the occupancy permit for the University Commons. <br />20.
