w <br />ARDEN PLAZA, LLC <br />WRITTEN STATEMENT <br />ARDEN PLAZA RETAIL DEVELOPMENT <br />May 1, 2009 <br />The following is the written statement submitted by Arden Plaza, LLC, the owner of <br />Arden Plaza. <br />1. The size of the development. <br />The total area of Arden Plaza is approximately 11.05 acres net of public right of way. The <br />Development contemplates the demolition of the three office "pods" in the northeast <br />corner of Arden Plaza and the phased construction of four new buildings. The office pods <br />consist of approximately 46,000 square feet of space. It is intended that this office space <br />be replaced with approximately 19,300 square feet of retail in the first phase, 6000 square <br />feet in the second phase, and 18,000 square feet in the third phase. All three phases <br />consist of approximately 43,300 square feet, as compared to the 46,000 of office space <br />that currently exists at the site. <br />This does not include potential development in the future in the southern area of the site. <br />Arden Plaza, LLC understands that development of the southern area of the site would <br />require a Master PUD Plan amendment. <br />No expansion or demolition of the existing retail center is contemplated. <br />2. The nature of applicant's interest. <br />The Applicant is Arden Plaza, LLC. The Applicant is the fee owner of the Property. <br />3. The development concept. <br />The Development Concept is to replace the three office pods with four new buildings. <br />
