Specifically, these four new buildings are contemplated:
• A Walgreen's Drug Store or other national pharmacy in the
northeast corner of the site;
• A smaller retail building attached to and on the south side of the
pharmacy building;
• A third building located on the "Main street" that will be created
along the entrance off of County Road E; and
• A retail use in the middle of the east side of the site.
4. The density or intensity of land use.
It is contemplated that the size of the four new buildings will be smaller than the current
office buildings. Thus, the square feet of density and intensity will be less than current
conditions.
Specifically, the approximate sizes of the four buildings are as follows:
Building 1 (Walgreens or similar national pharmacy): 14,600 square feet
Building 2 (Main street building) 6,000 square feet
Building 3 (attached to south side of the pharmacy) 4,700 square feet
Building 4 (on the east side of the site) 18,000 square feet
Total Square Feet 43,300 square feet
The pervious and landscaped areas will be at least 20% of the entire site. The maximum
amount of area covered by structure allowed by code is 45%, and the proposed
development including the existing retail and the four new buildings is 20%.
According to a traffic study done by Wenck Associates and Jim Benshoof, the driveways
into and out of the project should have three lanes each: one for entry; one for left turn
lane exit; and one for right turn exist. Accordingly, the site plan shows three lanes in both
of the entrances to Arden Plaza to allow the full stacking that is recommended by the
consultant.
5. The period of time within which the development tract will be developed and a
generalized staging schedule.
Demolition of the office buildings could begin as early as this summer, 2009. The
demolition of the existing office buildings involves a transitioning of existing office
tenants to other locations.
0)
