This requirement is met by the proposed application. Decorative plantings and <br />benches are provided near the entrances of all of the Buildings. These will be <br />incorporated in with each phase of development. The specific site amenity areas <br />are identified in the Circulation Plan. Final site furniture is subject to the <br />approval of City Staff. <br />3. Restaurants shall include a functional outdoor seating area with tables, chairs, <br />plantings, and access to the restaurant. <br />This requirement is met by the proposed application. Building 2 is anticipated to <br />be a restaurant use and includes a seating area with tables, chairs, and plantings. <br />While the tenants have not yet been determined for Building 3, a seating area with <br />tables and chairs has been identified on the plans in the event that one or more of <br />the tenants is cz restaurant use. <br />H. Screening. <br />1. Trash and recycling equipment, materials, and containers shall be fully enclosed <br />and integrated into the architecture of the buildings. <br />This requirement is met by the proposed application. All trash and recycling <br />receptacles are proposed to be located within the buildings. <br />2. All mechanical equipment, whether roof -mounted or ground -mounted should be <br />integrated into the architecture of the building. It shall be completely screened <br />from the ground -level view of adjacent properties and public streets. Wood <br />screening shall not be permitted. <br />This requirement is met by the proposed application. It is anticipated that the <br />roof top mechanical equipment will not be visible from adjacent properties. If it <br />is visible additional screening would be required to meet the requirements of the <br />design standards. <br />3. Truck docks and delivery areas shall face away from the public street and shall be <br />integrated into the architecture of the building. <br />This requirement is met by the proposed application. Loading and unloading <br />areas are located to the West of Building I and 3, and will be hidden from view by <br />Building 2. <br />I. Landscaping. A generous amount of plant material and landscaping shall be used on <br />all new development and r,, -,.development sites.
