The building is a mix of one, two and three bedroom units. <br />Each unit is equipped with full kitchen and one or more bathrooms. All units <br />have exterior decks or patios at grade. An area for mail boxes is provided near <br />the main entrance and a small lobby serves a management office and meeting <br />room. A Community Room and public toilet are also located on first floor. Trash <br />and recycling rooms are provided at each floor with a trash chute leading to a <br />compactor at the garage level. Trash dumpsters are stored inside until pick-up. <br />PRELIMINARY DESIGN STANDARDS: <br />The building has a vertical composition that fits the heavily wooded surrounding <br />terrain. The multiple stepped roof lines keep the scale of the building user <br />friendly. The forms are familiar to residential architecture but fresh and modern. <br />The main entrance element is prominent from the site entrance with an inviting <br />canopy. A separate "move -in" route is provided to keep the main entrance and <br />lobby available to residents, while the office locations provides an "eyes on the <br />street" presence. A parking island provides a location for a moving truck to park <br />for unloading. <br />All the exterior materials are consistent with the requirements of "Additional <br />Design Standards for new developments in the 132 and 133 Districts", and all <br />facades are treated equally. The building facades are strongly modulated both <br />horizontally and vertically and the partially exposed garage level and lower <br />portion of the ground floor are strongly expressed by the use of integrally colored <br />textured masonry in an ashlar pattern. Cement fiber siding panels are the basic <br />exterior material above the masonry base, with heavily textured accent colored <br />shakes used at gable ends and projecting living room elements. <br />P:\SCI - Const. & Dev.
