UNIT INTERIORS <br />Units are fully finished including cabinets, floor covering, light fixtures, <br />appliances, closet shelving and window coverings. Carpet used in all units <br />except the handicapped accessible is a frieze style made from recycled plastic <br />bottles while the vinyl flooring has recycled content as well. All flooring products <br />will carry the Green Label Certification. Units will be furnished with water saving <br />front loading washers and electric dryers. <br />MECHANICAL AND ELECTRICAL <br />Heat is to be supplied to the building by a high efficiency gas fired hot water <br />boiler system and distributed to units by fin tube radiation. Apartment units will <br />have individual temperature control using electric zone valves. Cooling is <br />provided to units by thru-wall air conditioners in living rooms and some <br />bedrooms. Corridor heating, air conditioning and ventilation will be provided by <br />forced air furnaces located on each floor. Additional units will serve the office, <br />Community and lobby areas. <br />The building will be fully sprinklered with a NFPA 13 system covering the four <br />story apartment portion and NFPA 13 system in the garage and attic (dry pipe). <br />Wet standpipes will also be provided at the exit stairs. <br />Electric service will be provided from a pad mounted transformer to switchgear <br />located in a garage area electrical room. Individual meters for each unit will be <br />located in the same area. Distribution panels will be located in each apartment <br />unit. A structured media center will be located in the entry closet of each unit and <br />data cabling, voice cabling and television cabling will be distributed to recessed <br />devices from that point. <br />SITE DEVELOPMENT <br />The site will be entered from County Road F with entrance to the parking garage <br />south of the building. Surface parking will be located on the east side of the <br />building. The asphalt parking lot will have concrete curbs and gutters with <br />sidewalks to access the building entrances and exits. Sidewalks will be extended <br />to County Road F and along County Road F to connect to existing sidewalks to <br />the east near Lexington Avenue and to the intersection at Hamline Avenue. <br />Paving and roof drainage will be directed to infiltration basins (rain gardens) <br />south and east of the building. Some of the parking lot run-off will be infiltrated <br />through pervious concrete paving in the car parking area. Extensive landscaping <br />will be provided in buffer yards and around the building. The nature of the site <br />will be aimed more toward the surrounding woodland areas rather than highly <br />manicured lawns.
