The structure would encroach three feet seven inches into the front yard <br />setback, nine feet five inches into the western side yard setback, and 17 feet six inches into the <br />required setback from the ordinary high water level (OHW). <br />Background <br />1. Overview of Request <br />The applicants have a purchase agreement for the property located at 1563 Edgewater <br />Avenue, which is located in the R-1 Zoning District. The property is a lakeshore property <br />and is located on the southeast side of Lake Johanna. The existing house was constructed in <br />1955 and is a one and a half story home that is 45 feet from the front property line, 100 feet <br />from the OHW, and approximately nine feet from each of the side property lines.
