Planning Case 10-002; Minor Subdivision and Lot Consolidation; 1225 <br />Amble Road; Linda Amble — Not a Public Hearing <br />City Planner Beekman reported that the applicant is requesting a minor <br />subdivision and lot consolidation to subdivide the property located at 1225 Amble <br />Road into two parcels. Each new parcel would then be consolidated with the <br />adj acent lots located at 1229 and 1219 Amble Road. She then provided <br />background information and said Staff offers the following twelve findings of fact <br />regarding this proposal: <br />, <br />l. The existing 1.09 acre residential property is a conforming lot in the <br />underlying R-1 Zone. <br />2. The existing 1.09 acre lot would be subdivided into tow parcels, and each new <br />parcel consolidated with the adj acent lots. <br />3. The existing home located at 1225 Amble Road would be demolished. The <br />garage would remain and be consolidated as an accessory structure to the <br />home at 1229 Amble Road. <br />4. The owner of the lot to be subdivided and consolidated has filed a registered <br />land survey with the City. <br />5. The parcels resulting from the division and consolidation would meet all <br />requirements of the City's Zoning Code. <br />6. The proposed subdivision and consolidation will not be detrimental t the <br />public welfare or injurious to adjacent tracts in the area in which the <br />subdivision tract is located. <br />7. The proposed subdivision and consolidation currently conforms to the <br />requirements of the original subdivision and platting as it was approved in <br />Planning Case 96-001. <br />8. The applicant is requesting the existing drainage and utility easements that run <br />along the lot lines of 1225 Amble Road be vacated <br />9. No drainage and utility easements are required along the proposed lot lines. <br />10. No grading p lan i s required. <br />1 l. The proposed subdivision and consolidation is in conformance with the <br />Subdivision Code. <br />12. The proposed subdivision is not subj ect to the City's park dedication fee. <br />City Planner Beekman stated that the proposed Minor Subdivision and Lot <br />Consolidation meet all requirements of the City's Zoning Code. Staff <br />recommends approval of the Minor Subdivision and Lot Consolidation based on <br />the findings of fact. The City Attorney has reviewed this report and concurs with <br />the Staff recommendation. The recommendation for approval is subj ect tot eh <br />following conditions: <br />1. The proj ect shall be completed in accordance with the plans submitted as <br />amended by the conditions of approval. Any significant changes to these <br />plans, as determined by the City Planner, shall require review and approval by <br />the Planning Commission. <br />
