City of Arden Hills - 2030 Comprehensive Plan <br />9. Light Industrial and Office (I/O) — areas designated for a broad range of <br />light industrial uses such as warehousing with manufacturing. This <br />land use may also include offices. <br />10. Public & Institutional (P/I) — areas designated for uses such as <br />government buildings, colleges, schools, and religious uses, but not <br />medical uses. <br />11. Utility (UTL) — Public or private land occupied by a power substation, <br />water tower, municipal well, pumping station, or similar use. <br />12. Park and Open Space (P/OS) — areas designated as public parks. <br />13. Park Preserve (PP) — areas designated as natural or scenic areas that <br />are to be preserved for public use or open space. <br />14. Water — includes permanently flooded open water, rivers and streams, <br />and wetlands (wetlands not included in the national wetland inventory <br />data may not be displayed). <br />15. Railroad right-of-way (RR) — public or private freight or passenger rail <br />activities. <br />16. Right-of-way (ROW) — public vehicular, transit and/or pedestrian rights- <br />of-way. <br />6.4.2 Former City Ha 11 / Pu bl ic Works Property <br />The 6.82 acre former City Hall/Public Works property is undergoing a community <br />vision process to determine how the property should be redeveloped (Figure <br />6.4). The property was home to the Arden Hills City Hall and Public Works for <br />many years. While a redevelopment plan for this property was not adopted in <br />time for this Comprehensive Plan, residential uses or a mix of residential and <br />small-scale commercial uses are anticipated. Neither residential nor commercial <br />development should require a change to the future land use designation. <br />6.4.3 Guiding Plan for the B2 District <br />In March 2008, the City initiated a visioning and planning process for the B-2 <br />General Business District, which generally includes the commercial properties <br />near County Road E between Lexington Avenue and Hamline Avenue/Highway <br />51 (Figure 6.4). This area hosts a number of retail, service, and office uses. <br />Long considered the "downtown" of Arden Hills, the district is a mix of newer and <br />older buildings. As this corridor ages, market initiated redevelopment is <br />anticipated. <br />The City completed the planning process and accepted the "Guiding Plan for the <br />B2 District" in October 2008. The Guiding Plan includes a long-term vision for <br />the future redevelopment of this corridor and addresses transportation issues, <br />Approved : September 28, 2009 <br />6-8 <br />
