MR-DEN HILLS CITY COUNCIL-July 13, 2009 10 <br /> Mr. Paul Schroeder, representing Westwood, stated that the taller trees would be <br /> mostly shade trees and the ornamental trees would be along the pedestrian walkway <br /> and the plaza area. <br /> Councilmember Holmes asked for clarification regarding the roads that Mr. <br /> Keeley was referencing in the presentation. <br /> Mr. Keeley clarified that the roads that he is referencing are roads that will be built <br /> internally on the property. He reviewed how the roads will connect with the <br /> existing streets. <br /> Councilmember Grant asked if the configuration of the roads accounted for <br /> delivery trucks and allowed enough room for them to move around within the <br /> property. <br /> Mr. Keeley stated that the roads did accommodate for delivery trucks to all the <br /> buildings. <br /> Councilmember Grant asked if there was enough room for proper snow removal <br /> in the winter with the reduced amount of parking area. <br /> Mr. Keeley stated that snow removal dovetails with the some of the storm water <br /> requirements. Compared to what is in place at this time for snow removal the new <br /> development would be better configured for snow. As far as the development side <br /> the reduced parking spaces are justified because of the shared usage between the <br /> buildings. <br /> Councilmember Holden asked if the buildings that are part of Phase II were <br /> shorter than the buildings in Phase I. <br /> Mr. Keeley stated that all the buildings would be approximately the same height. <br /> He provided the Council with simulated views of the proposed redevelopment area <br /> and a sample pallet of materials that will be used in the construction of the - <br /> buildings. He explained that Walgreen's was requesting additional signage in order <br /> to have signs on all four sides of the building. This would provide the multi-sided <br /> architecture that the Council was looking for in the property. He also reviewed the <br /> pedestrian areas of the project. <br /> Councilmember Grant requested more details on the building materials and the <br /> surfaces these materials would be used on. <br />
