be inconsistent with the intent of the 15 percent limit and allowed a greater portion of the <br />buildings to be warehouse or showroom. In order to address the inconsistency, the <br />definition for office showroom and office warehouse have been merged to limit those <br />types of buildings to no more than 50 percent showroom and/or warehouse. The 15 <br />percent limit remains unchanged; just the definition was revised. Section 1305.04 Subd <br />135 (page 1 S). <br />• Review suggestions from Lyle Salmela for the Environmental Sustainability section for <br />possible incorporation into the zoning regulations. <br />Except for Mr. S almela' s suggestions, the proposed changes above have been incorporated into <br />the proposed TCAAP zoning regulations. Mr. Salmela's suggestions along with other potential <br />amendments are provided in the next section. <br />Possible Amendment Options <br />Based on comments provided at the Planning Commission meeting and additional research, Staff <br />has prepared possible additions that can be incorporated into the proposed TCAAP zoning <br />regulations. The below options have not been included into the attached regulations. However, <br />the potential additions can be added by the City Council with a motion for approval. For <br />simplicity, a motion for approval could include a reference to option 1, option 2, andlor option 3 <br />in this memorandum instead of restating all of the language in each option. <br />Option 1: Environmental Sustainability Component — Suggestions from Lyle Salmela <br />As noted above, Mr. Lyle Salmela spoke at the Planning Commission meeting and submitted <br />several suggested amendments to Subdivision 11, the Environmental and Sustainability <br />Component (page 44-45). The Planning Commission requested Staff review Mr. Salmela's <br />proposed changes and present them to the City Council for consideration. Staff has reviewed the <br />suggestions and is supportive of the new language. Only the portions of Subdivision 11 that <br />would be modified are shown: <br />Subd. 11 Environmental Sustainability Component. The PUD Master Plan shall <br />incorporate green building and design principles where feasible, and shall meet the <br />following requirements: <br />A. Building design. New buildings over fifteen thousand (15,000) square <br />feet in gross floor area shall incorporate at least two of the features in the <br />following section.
