ARDEN HILLS CITY COUNCIL—JUNL 14, 2010 6 <br /> 7C. Planning Vase 10-008 —An Amendment to the Arden Plaza Master PUD and Final PUD <br /> for Phase I(continued) <br /> City Planner Beekman stated if another pharmacy were contracted, Building 3 would become <br /> viable, or Walgreens could change their mind down the road as market conditions change. <br /> Councilmember Grant indicated the Planning Commission was split on this issue and asked <br /> staff to verify their concerns. <br /> City Planner Beekman explained concerns were voiced that Building 3 would never be built and <br /> that this was a missing element to the design. Maintenance of the green space was expressed as <br /> well. <br /> Mayor Harpstead questioned who would own Lot 3. <br /> City Planner Beekman stated the intention would be the current owner of Arden Plaza would <br /> maintain ownership of Lot 3. <br /> Councilmember Holden asked what had been revised on the new building elevations for Phase I. <br /> City Planner Beekman reviewed the changes with Council stating the building height would <br /> remain the same but that signage was revised. <br /> Councilmember Holden questioned how a building could abut Building 1. She stated she was <br /> not happy with the revisions to the plan. <br /> City Planner Beekman explained the garbage receptacle doors would have to be moved, but that <br /> another building could join Building I on this elevation. <br /> Councilmember Grant asked if Walgreens was interested in purchasing Lot 3 to eliminate the <br /> potential of a future building on that site. <br /> City Planner Beekman stated there was interest at this time. <br /> Councilmember Holden indicated she would be in favor of giving up Building 3 if the bell tower <br /> were removed from Walgreens building. <br /> Mayor Harpstead stated the negotiated PUD was being changed and he was not in favor of <br /> supporting the amendment. <br /> City Attorney Filla questioned if Lot I and Lot 3 would share parking in the original PUD. <br /> City Planner Beekman stated shared parking would be required between all uses within the <br /> development. <br /> Councilmember Holden requested an update on the proposed building materials. <br />
