ARDEN HILLS CITY COUNCIL—JUNL 14, 2010 6
7C. Planning Vase 10-008 —An Amendment to the Arden Plaza Master PUD and Final PUD
for Phase I(continued)
City Planner Beekman stated if another pharmacy were contracted, Building 3 would become
viable, or Walgreens could change their mind down the road as market conditions change.
Councilmember Grant indicated the Planning Commission was split on this issue and asked
staff to verify their concerns.
City Planner Beekman explained concerns were voiced that Building 3 would never be built and
that this was a missing element to the design. Maintenance of the green space was expressed as
well.
Mayor Harpstead questioned who would own Lot 3.
City Planner Beekman stated the intention would be the current owner of Arden Plaza would
maintain ownership of Lot 3.
Councilmember Holden asked what had been revised on the new building elevations for Phase I.
City Planner Beekman reviewed the changes with Council stating the building height would
remain the same but that signage was revised.
Councilmember Holden questioned how a building could abut Building 1. She stated she was
not happy with the revisions to the plan.
City Planner Beekman explained the garbage receptacle doors would have to be moved, but that
another building could join Building I on this elevation.
Councilmember Grant asked if Walgreens was interested in purchasing Lot 3 to eliminate the
potential of a future building on that site.
City Planner Beekman stated there was interest at this time.
Councilmember Holden indicated she would be in favor of giving up Building 3 if the bell tower
were removed from Walgreens building.
Mayor Harpstead stated the negotiated PUD was being changed and he was not in favor of
supporting the amendment.
City Attorney Filla questioned if Lot I and Lot 3 would share parking in the original PUD.
City Planner Beekman stated shared parking would be required between all uses within the
development.
Councilmember Holden requested an update on the proposed building materials.
