Davidson <br /> The Davidson Companies, Inc. <br /> Subject: Land Use Application <br /> Dear !Meagan: <br /> On behalf of the owners of Arden Hall and Northwestern College I am pleased to <br /> present the attached land use application which includes a zoning code amendment to <br /> provide NWC as permitted use in the B-2 District and a subdivision of the property and <br /> therefore master and final PUD application. <br /> Over the past two years in which NWC has occupied Arden Hall we have <br /> learned/discovered the following: <br /> Arden Hall has functioned extremely well for the college. <br /> - Arden Hall has had minimal impact on traffic and fever fire/police calls. <br /> Surrounding business community have embraced the use of Arden Mall and <br /> benefitted as students have utilized the variety of services (Cub, Caribou, <br /> Now Sikes, etc) in the area. <br /> Business community has access to reliable student employees. <br /> - Arden Hall requires significant long term investments—fire sprinkling, elevator <br /> upgrades, boiler, interior and exterior upgrades. Long term investment <br /> requires long terns commitment to the property. <br /> - Economic climate has dramatically changed in the pest two years. Financing <br /> is extremely difficult to obtain and therefore new development of any type is <br /> challenging at best for the developer or for NWC. <br /> Soon after occupying Arden ball the City of Arden Hills adopted the B-2 Guide Plan.
