r'
B-2 Guide Plan calls for high density residential development-preferably
zero lot line construction. Arden Hall meets this objective.
B-2 Guide Plan calls for buildings along County Road E with parking to
the rear. Arden Hall meets this objective.
NWC will establish a plan to provide increased public access adjacent
County road E. and Lexington Ave therefore addressing the B-2
accessibility objective.
NWC to remove temporary bollards and planters along County road E
and replace them with appropriate permanent improvements and
upgraded landscape over a reasonable period of time.
Suitable signage to be developed to identify the building.
Approximately 2 acres of undeveloped land at Lexington and E will not be sold and will
be retained by current owners and thus provide additional future development.
Sustainability--Arden Hall as an occupied and vibrant NWC building fully utilizes a
property in which our natural resources have already been invested. As one of your
staff shared with me ... "the `greenest' building is one that doesn't have to be built".
Taxes— NWC is open to discussion in order to establish mutually agreeable
compensation to fund public services.
conclusion— Over the past two years our economy has changed dramatically and with
those changes both private and public sectors have had to adapt, modify and look at
opportunities in new ways. It is our belief that the result of the approved land use
application will set in motion an incremental/staged redevelopment of the Arden gall site
consistent with the goals and objectives of the B-2 wide Flan while at the same time
addressing the realities of our present day economy.
Enclosed please find $4,500.00 representing $2,500 application fee and $2,000 escrow
deposit.
Respectfully,
Robin C. Davidson
The Davidson Companies, Inc.
cc: Doug Schroeder
Stuart Nolan
