.,,,�AVEN ]HILLS <br /> MEMORANDUM <br /> DATE: August 31, 2010 <br /> TO: Meagan Beekman, City Planner FROM: Terry Maurer, Public Works Director <br /> Kristine Giga, Civil Engineer <br /> SUBJECT: Planning Case#10-009 <br /> Arden Hall-Zoning Code Amendment, Preliminary and Final Plat, <br /> Master and Final PUD <br /> The following are comments based upon a review of the submitted application: <br /> 1. The proposed project may require permits, including,but not limited to,NPDES, Rice Creek <br /> Watershed District, Ramsey County and City Erosion and Sediment Control permits. <br /> 2. Final design of site, drainage and utility plans are subject to the approval of the Public Works <br /> Department. <br /> 3. The proposed parking lot islands shall be delineated with B612 curb and gutter. <br /> 4. The City is concerned about potential erosion issues with the proposed ribbon curb along the <br /> south side of the infiltration basin. Please revise the ribbon curb to B612 curb with curb cuts <br /> to allow for runoff to reach the infiltration basin. Outfalls at curb cuts shall be designed <br /> appropriately to prevent erosion. <br /> 5. The curb along the northern edge of the property appears to be a different line type than the <br /> other sections shown as B612 curb. The City expects this section to match the B612 curb on <br /> the rest of the site. <br /> 6. The sidewalk shown on Lot 2 must be constructed at this time. The sidewalk shall be a 6-foot <br /> wide concrete walk with a 6-foot wide boulevard. <br /> 7.
