DATE: October 6, 2010 PC Agenda Item 3.B TO: Planning Commission FROM: Meagan Beekman, City Planner Requested Action SUBJECT: Planning Case #10 -012 This application requires a PUBLIC HEARING Applicant: Presbyterian Homes of Arden Hills Property Location: 3120, 3151, 3153, 3163, 3220 Lake Johanna Boulevard Request: Preliminary and Final Plat, Rezoning, and Master and Final Planned Unit Development (PUD) Presbyterian Homes is requesting approval of a Preliminary and Final Plat, Rezoning, and Master and Final PUD to allow for a major redevelopment of their existing campus, including the Sutton Place Apartments at 3120 and the three triangle parcels located at 3151, 3153, and 3163 Lake Johanna Boulevard. Background 2S1ZDEN HILLS MEMORANDUM The applicant is requesting approval of a major redevelopment of their existing properties. Presbyterian Homes is proposing to demolish the existing buildings located on five separate parcels and reconstruct a new three to four -story senior housing building and three new brownstone style two -story apartment buildings. The existing McKnight Care Center would remain in its current location and would not be altered as part of this application. Included in the proposal, the applicant is requesting a preliminary and final plat that would consolidate their five separate parcels into two parcels; 3220 and 3120 Lake Johanna Boulevard would be combined, and the three parcels located on the triangle at County Road D and Lake Johanna Boulevard would be combined. The applicants are also requesting Tax Increment Financing (TIF) from the City. The application for TIF is separate from the land use requests and will be reviewed by the Council at a later date.
