Fox <br />Date: September 29, 2010 <br />Subject: Citizen views of the Presbyterian Homes Concept Review, P.U.D. application, <br />and proposed redevelopment <br />Purpose <br />We, the neighbors of Presbyterian Homes of Arden Hills, intend to express our concerns <br />about the proposed redevelopment of the campus that borders our street Shorewood Drive. If <br />this campus redevelopment isn't done correctly we are the ones who will live with the hardships <br />long after the construction is completed and the development managers and city officials have <br />moved on to other projects. Although the proposed redevelopment is very attractive in many <br />respects, some aspects are truly alarming and others are puzzling. <br />Background <br />Shorewood Drive was developed soon after the first Presbyterian Homes facility was <br />built, and long before Presbyterian Homes added the Lake Johanna Elementary School (later <br />Sutton Place) to their parcels. We have enjoyed many years of comfortable coexistence and <br />interdependence. Some of our mothers and fathers have been (and are now) residents at <br />Presbyterian Homes. We have occasionally returned the confused resident when they wandered <br />down our street. More often we have redirected errant visitors and explained the different <br />locations for Presbyterian Homes of Arden Hills and of Roseville. Previous redevelopment <br />efforts have stimulated discussions that while not always pleasant have at least been <br />productive and ultimately have worked for the benefit of all. <br />From their roots in Arden Hills in 1954, Presbyterian Homes and Services (PHS) has <br />thrived and grown to become the fourth largest purveyor of senior living facilities in the country, <br />and was recently named the 20 largest nonprofit in the Star Tribune's "14 Annual Nonprofit <br />100" report. At present, their website lists 36 facilities in Minnesota with more in Wisconsin and <br />Iowa. It seems they have developed a type of building plan that allows an appealing and efficient <br />Shorewood Drive. Page 1 of 15 <br />
