delivery of service to residents. Now they return to Arden Hills and wish to replace the original
facility with this more efficient building plan they have developed.
The essential character of our locality would be significantly altered
When we first saw the images of the proposal, we were stunned by the sheer massiveness
of the main building and its proximity to our homes. The proposed building is large enough to
encompass all of Target Greatland (Lexington 694) within its arc. According to PHS's maps
the old lakeshore building has a footprint of 138,000 square feet. Target is more like 180,000 sq
ft. While Target is all on one floor (as is the lakeshore building), this building looms 4- stories
plus a pitched roof above elevation. At some parts of the building the peak of the roof rises 63 ft.
above elevation.
Who could think this would not produce demonstrable undue hardship to the
neighborhood? Who would not realize this building is manifestly out of scale in an area zoned R-
1 and R -2 and populated with single family homes in every direction? Who could argue that this
building does not unequivocally alter the essential character of our locality?
Shorewood Drive. Page 2 of 15
ARDEN HILLS.
