The choice of sites that PHS has been making in more recent times seems to indicate that <br />they know buildings on this scale do not belong embedded in residential areas. Stonecrest, Woodbury is in the center. A recent addition has nearly doubled the size of <br />Stonecrest. There is a group of SFHs across Interlachen Parkway. Stonecrest is part of a cluster of <br />nonresidential buildings, including the library, YMCA, large -scale townhouses or apartment developments <br />(possibly owned by PHS). <br />The key point is that Stonecrest is a more or less typical PHS development. Most <br />(74 3- or 4 -story buildings have similarly scaled commercial buildings on two, or three, <br />or four sides, and virtually all (94 have similarly- scaled commercial buildings on at least <br />one side. We are the only exceptions that bring the percentage down from 100% PHS <br />Arden Hills and PHS Roseville. Commercial buildings of similar scale to PHS facilities are <br />in close proximity while single family homes are much less common. <br />Shorewood Drive. Page 6 of 15 <br />
