��EN HILLS <br />MEMORANDUM <br />DATE: October 28, 2010 <br />TO: Meagan Beekman, City Planner <br />FROM: Terry Maurer, Public Works Director <br />Kristine Giga, Civil Engineer <br />SUBJECT: Planning Case #10 -012 <br />Presbyterian Homes- 3220 Lake Johanna Boulevard <br />Master and Final Planned Unit Development, Preliminary and Final <br />Plat, and Rezoning <br />The following are comments based upon a review of the revised application. <br />Comments from the September 20, 2010 memo that still pertain to the revised submittal: <br />1. The proposed project may require permits, including, but not limited to, MPCA NPDES, <br />Rice Creek Watershed District, Minnesota Department of Health, City of Roseville Utility, <br />Ramsey County and City Right of Way, and City Erosion and Sediment Control permits. <br />2. Final design of site, drainage and utility plans are subject to the approval of the Public Works <br />Department. <br />3. Public Works crews will need a 10' wide path to access the sanitary sewer and a 24' wide, <br />relatively flat pad at lift station. The paved access shall be constructed to a 9 -ton design. <br />Paved access will be needed to all manholes. <br />4. The City has identified repairs needed to the existing sanitary sewer main located on the site. <br />This work will need to be coordinated during construction. <br />5. Access to the lift station shall be maintained at all times during construction, as well as post <br />construction. <br />6. The City would like to work with Presbyterian Homes on the possibility of connecting the lift <br />station to the emergency generator that is on the site. <br />7. A properly sized grease trap shall be constructed upstream of the lift station. The size and <br />installation will need to be reviewed and approved. <br />8. The sanitary sewer services to the brownstones are currently shown connecting into City of <br />Roseville sanitary sewer along County Road D. A City of Roseville Utility permit will be <br />needed for these connections; contact the City of Roseville Community Development <br />Department for additional information. <br />9. The water service to the brownstone along County Road D is shown connecting to the City of <br />Roseville watermain.
