were included in the TCAAP land use chart already existed in the Code, but were brought up to <br />date or clarified. <br />Through the process of drafting the new zoning regulations for the TCAAP property a number of <br />opportunities for improvements within other sections of the Code, and for other districts within <br />the City, became evident. Because the focus of the TCAAP zoning regulation process was only <br />the TCAAP property, changes that would impact other areas of the City were not made. It was <br />determined that once the TCAAP regulations were finalized and in place Staff would begin <br />working on incorporating the updates into the rest of the Code. <br />Staff has been working on incorporating the changes made to the Code in regards to the TCAAP <br />property into other aspects of the Zoning Code. The process affects four different sections of the <br />Code. <br />Section 1305.04, Definitions New and updated definitions created for the TCAAP land <br />use designations would be used to replace outdated definitions in the existing Code that <br />pertain to the City's other Zoning Districts. <br />Section 1320.05, Land Use Chart When the TCAAP land use chart was added. it was <br />added as a standalone section within the Code. Staff is g <br />pro osin to consolidate the two <br />proposing <br />charts, which would require the modifications of some of the existing land use <br />designations currently listed for the City's other Zoning Districts. <br />Section 1320.06, District Requirements Similar to the TCAAP land use chart, the <br />district requirements section was added as a standalone section. This would be added to <br />the existing district requirements chart in the Code. This modification would have no <br />impact on the existing district requirements for the City's other Zoning Districts. <br />Section 1320.14, Planned Unit Development Overlay District This Section describes <br />the City's existing PUD Process that is used for all districts in the City with the exception <br />of the Mixed Business and Mixed Residential Districts on TCAAP. This Section would <br />be updated to match the recently adopted TCAAP PUD process, so that the PUD p rocess <br />is consistent throughout the City. <br />Discussion <br />Updating the district requirements chart (Attachment C) and the PUD process (Attachment B) is <br />fairly straight forward, and has minimal impact on the City's other Zoning Districts. <br />Additionally, the definitions section of the Code (Attachment A) has been revised to remove <br />erroneous definitions, update the language of old definitions, and incorporate new definitions <br />that were written for the TCAAP property. Consolidating the land use charts however has <br />proven to be a more complicated task.
