classifications and eliminates more out -dated land uses, the City's existing land use chart <br />requires significant modification in order to make it possible to combine the two. <br />Staff has prepared a proposed Land Use Chart (Attachment C) based on previous discussions <br />with the City Council, Planning Commission, and the City's legal counsel regarding land uses <br />during the TCAAP zoning process. The designated land uses identified in the chart have been <br />modified to match those that were adopted for the TCAAP property. The modified land uses, <br />and their definitions within Section 1305.04, were previously approved by the Planning <br />Commission and City Council for TCAAP and are not under review as part of this update. <br />Rather, the classifications for each of those land uses within the City's other Zoning Districts <br />outside of TCAAP are the focus of this revision. For example. because the definition for <br />Institutional Housing was removed from the Code, and replaced with distinct definitions for the <br />various types of institutional housing, the classification for hospital uses, nursing homes. and <br />student housing facilities as a conditional, permitted, or prohibited use in each Zonin g District <br />was added to the land use chart. <br />Notable Revisions to the Land Use Chart <br />In the attached chart, items that have been underlined are new language: items that have been <br />struck are proposed to be deleted. The following list indicates notable changes to the Land Use <br />Chart: <br />The B -1 District This district consists entirely of Bethel University. This district was <br />updated in order to appropriately reflect the current and future use of the District as a <br />university. <br />Houses of worship The land use classifications were updated to reflect the City's recent <br />discussions regarding this type of land use with our legal counsel during the TCAAP <br />g g <br />zoning process. <br />Daycare and Residential Facilities As discussed during the TCAAP zoning update <br />process the definitions for family daycare, daycare facility. and residential care facilities <br />were updated to reflect current State Statutes and to clarify their differences in the City's <br />Zoning Code. As the definitions were altered, the land use classifications for these uses <br />in each Zoning District also had to be revised. <br />Institutional Dousing As discussed previously, the definition for institutional housing <br />was removed from the Code and replaced with three new definitions for residence halls, <br />nursing homes and assisted living, and hospitals.
