CITY OF CENTERVILI,E <br /> PLANNING & ZONING COMMISSION <br /> FINDINGS & CONCLUSIONS <br /> Whereas, the Planning and Zoning Commission is tasked to fulfill the goals of the <br /> Centerville 2030 Comprehensive Plan. <br /> Whereas, that Comprehensive Plan guided certain areas to be repurposed for high <br /> density residential uses. <br /> Whereas, the City Code, Chapter 156, Zoning does not contain an appropriate <br /> zoning district to imple7nent the desired high density zoning. <br /> Whereas, the Planning and Zoning Commission proposes a new R-3 High- <br /> Density Multi-Family zoning district to accomplish the desired zoning densities. <br /> Whereas, on Mazch 1, 2011, the Commission held a public hearing to consider <br /> proposed changes to City Code, Chapter 156, adding a new Section 156.025 with <br /> appropriate regulations to implement the desired high density housing. As a result of that <br /> hearing the Commission makes the following findings of fact. <br /> Implementation of the lugh density areas of the city can best be accomplished by <br /> establishing a new R-3 zoning district in keeping with the guidance set forth in the <br /> Comprehensive Plan. <br /> Based on these findings, the Commission proposes the attached amendments to <br /> Chapter 156 of the Centerville Code. The Commission recommends that the City Council � <br /> adopt these findings and axnendments to Chapter 156, adding a new section 156.025. <br /> I <br /> 25 <br />
