<br />CITY OF CENTERVILLE <br />PLANNING & ZONING COMMISSION <br />FINDINGS & CONCLUSIONS <br /> <br />Whereas, the Planning and Zoning Commission is tasked to fulfill the goals of the <br />Centerville 2030 Comprehensive Plan. <br />Whereas, that Comprehensive Plan guided certain areas to be repurposed for high <br />density residential uses. <br />Whereas, the City Code, Chapter 156, Zoning does not contain an appropriate <br />zoning district to implement the desired high density zoning. <br />Whereas, the Planning and Zoning Commission proposes a new R-3 High- <br />Density Multi-Family zoning district to accomplish the desired zoning densities. <br />Whereas, on March 1, 2011, the Commission held a public hearing to consider <br />proposed changes to City Code, Chapter 156, adding a new Section 156.025 with <br />appropriate regulations to implement the desired high density housing. As a result of that <br />hearing the Commission makes the following findings of fact. <br /> <br />Implementation of the high density areas of the city can best be accomplished by <br />establishing a new R-3 zoning district in keeping with the guidance set forth in the <br />Comprehensive Plan. <br />Based on these findings, the Commission proposes the attached amendments to <br />Chapter 156 of the Centerville Code. The Commission recommends that the City Council <br />adopt these findings and amendments to Chapter 156, adding a new section 156.025. <br /> <br /> <br />
