We have the following comments. <br /> <br />1. The southern border of the subject area is the municipal boundary between Lino <br />Lakes and Centerville. <br /> <br />2. The Lino Lakes comprehensive plan guides the land immediately south of the <br />boundary for Medium Density Residential uses. <br /> <br />3. We recognize that there are existing uses on the subject site. We note that the public <br />notice states that an Industrial d~gnA1ion would better fit the current use. <br /> <br />4. While we are not fammRT' with the specific uses allowed.in your zoning ordinance, it <br />is typical that industrial zoning allows for more intense uses than commercial zoning. <br />We would ask that you consider the future uses of the site as well as the existing use, <br />and how future use of the site can be designed with sensitivity toward existing and <br />future residential uses. <br /> <br />5. Where an industrial district abuts a residential district, Lino Lakes requires a <br />landscape buffer area along the lot line.
