changes in use not identified in Ordinance #4, Table A, Schedule of <br /> District Regulations Permitted Principal and Special Use, Permitted <br /> Principal Uses, 13-1 Commercial would require approval by the City <br /> Council. <br /> (e) Permittee shall comply with the landscaping plan as attached. <br /> (t) Permittee shall comply with the refuse container screening as attached. <br /> 3. The floor elevation of the proposed building will be no lower than 908.00 ft. <br /> 4. All parking and driveway areas shall be surfaced with blacktop or concrete and <br /> concrete curbing shall be installed around the parking area. <br /> (a) The parking lot of this facility will be graded to provide a minimum <br /> slope for drainage of 1 %. <br /> (b) The driving lane shall be constructed to a seven (7) ton axle bearing <br /> capacity as determined by MnDOT Road Standards. <br /> (c) The auto parking areas shall be constructed to sufficiently sustain the <br /> parking weight of anticipated vehicular traffic, as determined by MnDOT <br /> Road Standards. <br /> (d) In the event that the Permittee fails to constructfinstall the parking and <br /> driveway areas to the terns and conditions set out herein, the Permittee <br /> agrees that the City of Centerville shall have the right to access said <br /> property to construct /install the parking and driveway areas as specified in <br /> this Special Use Permit. <br /> The Permittee shall hold harmless the City of Centerville during <br /> construction and after completion of the parking and driveway areas. <br /> After completion of construction: <br /> - the Permittee shall assume responsibility for maintenance and repair <br /> of the parking and driveway areas. <br /> - the Permittee shall reimburse the City of Centerville for all costs <br /> incurred related to the enforcement and implementation of Section 4 of <br /> the Special Use Permit. <br /> - should the Permittee not reimburse the City of Centerville in full within <br /> 2 <br />
