DRAFT - MARCH 6, 1998 <br /> The site drains generally from northwest to southeast. Runoff then drains to the <br /> drainage easement along the south side of the plat, then west to the ditch system on <br /> Centerville Road. Approximately 10 percent of the site currently drains to the wetland. <br /> Centerville Road, an Anoka County highway, runs along the west end of the plat. <br /> Twelve -inch sanitary sewer exists along this road corridor. The Eagle Pass <br /> development is north and east of Parkview Addition. Dupre Road, which is northeast <br /> of the proposed Parkview Addition, was constructed as part of the Eagle Pass <br /> development, and has 8 -inch sanitary sewer and 12 -inch watermain under the road. <br /> Chauncy Barrett Gardens, which was constructed in 1997, has an existing 8 -inch <br /> watermain which ends with a hydrant located just east of Centerville Road. <br /> 4.0 PROPOSED EMMOVEMENTS <br /> Parkview Addition is proposed as a 42 -lot, single family residential development. The <br /> proposed improvements within the plat include sanitary sewer, watermain, storm sewer, <br /> and street construction. Other potential improvements outside of the plat include the <br /> looping of the watermain to Chauncy Barrett Gardens, the extension of the watermain <br /> along Centerville Road, and the construction of a bituminous path along the west side <br /> of Centerville Road to Laurie Lamotte Park, located west of the plat. <br /> 4.1 Sanitary Sewer <br /> The proposed sanitary sewer is shown on Exhibit 2. The proposed sanitary <br /> sewer includes 8 -inch PVC pipe to serve the 42 lots. The sanitary sewer will <br /> connect to the existing 12 -inch sanitary sewer on Centerville Road. <br /> A sanitary sewer service will also be provided to the proposed east Tourville <br /> property lot, located in the northwest corner of Parkview Addition. <br /> The existing sanitary sewer on Centerville Road is approximately 19 feet deep. <br /> If sanitary sewer were constructed at minimum grade to the existing sewer, the <br /> sewer would be 16 feet deep at the most shallow point. Therefore, there will be <br /> adequate depth to serve the homes by gravity sewer. All homes will be <br /> constructed as split -entry homes. After development is complete, the increase in <br /> flow to the existing sanitary sewer will be approximately .0147 MGD. <br /> 4.2 Watermain <br /> The proposed watermain is shown on Exhibit 3. The proposed watermain <br /> includes 8 -inch PVC pipe to serve the 42 lots. The watermain will connect to <br /> the existing 12 -inch watermain on Dupre Road. <br /> FEAS- 260.089 2 260089M <br />
