(d) The uses of the building will be for offices and <br /> vehicle maintenance. Any change in use not <br /> identified in Ordinance #4, Table A, Schedule of <br /> District Regulations Permitted Principal and <br /> Special Uses, I -1 Industrial would require <br /> approval by the City Council. <br /> 3. All parking and driveway areas shall be surfaced with <br /> asphalt or concrete and S 6.12 concrete curb and gutter <br /> shall be installed around the parking area. <br /> (a) The floor elevation of the proposed building will <br /> be no lower than <br /> (b) The parking lot of this facility will be graded to <br /> provide a minimum slope for drainage of 1% and <br /> shall be constructed to a ton axle <br /> bearing capacity. <br /> (c) Drainage on the site shall be consistent with the <br /> approved grading plan. <br /> 4. Landscaping shall be installed on site according to the <br /> approved landscape plan. All landscaping will be <br /> guaranteed for a one (1) year period. All replacement <br /> plants, if necessary, shall be guaranteed for a one (1) <br /> year period. <br /> 5. Permittee will provide a cash escrow or Letter of Credit <br /> in favor of the City of Centerville to ensure compliance <br /> with all the provisions of this Special Use Permit as <br /> well as all other ordinances, regulations and statutes <br /> of all governing authorities concerning the construction <br /> activities on the premises. The Letter of Credit or <br /> cash escrow shall be one hundred fifty percent (150 of <br /> the landscaping costs as estimated by the City Engineer. <br /> Should the landscaping plantings appear to be alive and <br /> healthy after the guarantee period, the cash escrow or <br /> Letter of Credit will be reduced or returned whichever <br /> is appropriate. <br /> 6. In the event that Permittee fails to comply with any of <br /> the terms and conditions set out herein or ordinances, <br /> rules and regulations of the State of Minnesota, County <br /> of Anoka, City of Centerville or any other governmental <br /> agency having jurisdiction over this project, the City <br /> Council shall have the right to immediately revoke the <br /> Special Use Permit. Any and all costs incurred by the <br /> City in the event of default by Permittee in any of the <br /> terms, conditions, ordinances or rules and regulations <br /> as provided above shall be the responsibility of the <br /> Permittee.
