We have reviewed this in light of the <br /> comments made in our letter to you dated May 22. This aftemoon I also talked with Mr. <br /> John Snyder of RJ Ryan regarding these same comments. The following is a list of <br /> comments based on the revised plan and discussion with Mr. Snyder. <br /> • Mr. Snyder acknowledged that the right o way for Cedar Street was not shown <br /> p,operly. They will take corrective action. This is further complicated by section B- <br /> E ,4) of the ordinance that calls for parking lots to be 25 feet from the street right of <br /> kasy. This will impact the parking lot layout and possibly the building location. <br /> • "he 130 -foot drainage and utility easement along the east side is shown erroneously <br /> and will be removed. <br /> • !'he plan shows curb and gutter at the entrance extending out to 20th Avenue <br /> ,'County Road 54). This could cause a maintenance problem for snowplows hitting <br /> [he curb, and also draining water out onto the road before R flows into the ditch. It <br /> would be better to stop the curb at the radius point. before it extends to 20th Avenue, <br /> and have bituminous spillways divert the water directly into the ditch. Mr. Snyder <br /> agreed that it should be shown this way, <br /> The existing drainage ditch along the south line should be within the right -of -way or <br /> in a drainage easement.
